Real estate bidding wars are becoming more common in Windsor, something realtors say they have not seen before.

"I've been doing this for 24 years and I've never seen this market like this," said realtor Randy Standel. 

The average house price in Windsor is currently $192,773 — up $10,000 from this time last year. 

Almost every house that is up for sale is receiving multiple offers, with many selling above the asking price, he said. 

A house in South Windsor, located on Dominion Boulevard near Cabana Road West, was listed at $149,900. It sold in one day for more than $20,000 over the asking price.

There are not enough quality listings in the market, said Susan Moroun, who is also a realtor in Windsor.

"For the amount of buyers…we're not seeing enough good properties for sale," said Moroun. 

However, both realtors said overall, listings are up this year. 

Sellers controlling housing market

The sellers are controlling the market, so if buyers see a property they want, they need to go for it, said Moroun.

"It's the reality and if they like a house, they have to be aggressive and if they're in a bidding war then they're probably going to be paying more than the asking price," she said.

Realtors are also advising buyers not to attach conditions on their offers, and be ready to move on a property the same day it goes up for sale.
