The building that once housed Ben's delicatessen, Montreal's landmark smoked meat house, will be demolished after city officials ruled the restaurant has no exceptional heritage value.

The Ville-Marie borough voted to knock down the building that was home to Ben's, which closed in 2006.

The borough ruling, which cannot be appealed, was issued Tuesday night at council.

Ville-Marie imposed some conditions on a proposed 15-storey condominium development planned for the site, located on the corner of Maisonneuve West and Metcalfe Streets.

Any new building has to respect the original Streamline-style and include "commemorative" elements that reflect Ben's history, the borough said.

Ben's restaurant and delicatessen was once a hub for Montreal's political and entertainment elite, occupying the first floor of the building since 1949.

The restaurant was first opened by the Kravitz family in 1908. It closed in 2006 after a protracted labour dispute.

Mementos and relics saved from the deli are being donated to the McCord Museum.
